I have decided to sell my beautiful narrowboat 'Merchant' on a permanent, fully residential mooring within 15 mins walk of Southall mainline station, soon to be on Crossrail Elizabeth Line (16 mins to London Paddington, 5 mins to Ealing Broadway).
The mooring is in a tranquil private dock with secure access. There are just 28 boats, each boat benefits from its own garden with much wildlife, resident nesting swans, coots, moorhens, etc. The dock has an eclectic community with Residents Association from which you can purchase gas bottles, the association also organises the summer and Christmas parties. We have a launderette on site and a mailbox, mains electricity is permanently plugged in and there is a water tap in the garden to top up the tank on board. The surrounding area has recently been developed including a small park and children’s play area. Further development is proposed for the wider area including shops and restaurants. Along the canal there is a park, very nice pub ‘The Fox’, and countryside walks to Long Wood and Osterly Park. This, together with Crossrail make Maypole Dock an ideal location for central London, open spaces, and the M4/M25 is just 2.5 miles with the main supermarkets all nearby.
Merchant is 69' 6" long and spacious (for a narrowboat), perfect for a couple. Accommodation consists of a particularly large lounge/dining area. A lovely Morso squirrel stove was installed in 2018, and included in the purchase is a supply of seasoned logs. A large galley with oven, hob, fridge and Bosch dishwasher was installed in 2018 with modern sink, and wooden worktop. Through the kitchen door is a walk-through shower room with AirHead composting toilet, (there is a spare portapotti in the front locker). The bedroom has a 4'6" extendable bed with large storage drawers underneath as well as a large calorifier and immersion heater. At the end of the bed is a deep storage cupboard with recessed book shelf. Another door leads into the back cabin where there is ample hanging and storage space as well as a 12v freezer and all the boat systems (Mastervolt inverter/charger (2500kw & 100ah), a Dynawatt engine driven 240v AC 4kw generator and a large bank of batteries). In addition to the Morso Squirrel stove and valliant stove fan, there are energy efficient electric radiators that can be left on a timer to ensure the boat is always cosy. Hot water is supplied by a Rinnai instant gas boiler, or alternatively by the immersion heater or heated via the engine, so there are 3 ways to ensure you always have hot water.
We had a full domestic electric re-wire in 2017, and the current Boat Safety Certificate is valid until July 2023.
The engine is a well-maintained BMC 1.8 in perfect working condition. It was modified by Calcutt Boats in 2011 with upgraded engine mounts, and is incredibly smooth and quiet. The engine has had a recent full service and is ready to cruise. The hull was blacked in November 2019 with a comprehensive hull survey being carried out and available to read. The steelwork is 10mm bottom, 6mm sides and top. A galvanic isolator has been fitted to help protect the steel. She has fine swims making her easy to handle/steer.
The garden is the length of the boat and is planted with a grape vine, apple trees, flower borders, established trees and a patio area large enough for a table and 6 chairs. There is also a shed, built in 2019 with mains electric and lighting, providing invaluable extra storage. The mooring is at the end of the dock right by its junction with the Grand Union Canal for easy egress/access to the Grand Union.
Uxbridge is a 3hr cruise, Rickmansworth 6hrs, Camden 5.5hrs and south onto the Thames at Brentford 5hrs.
Viewing is highly recommended.
The mooring fees are £540 pcm and Council Tax Band A. The local borough is Ealing. Sale price is inclusive of Mooring transfer fee.
Any questions or to arrange a viewing, please don't hesitate to call or write.
